At the 2025 Annual Meeting held April 14, 2025 the election results were communicated. 104 ballots were received for Board member elections and 106 ballots were received for the Parking issue. 64 votes were required to meet quorum. After a review of eligible voters, and an independent count of the ballots, the results are: Board Member Election Results: Shelley Faigle and Donnie Bowser will fill the two open 3-year Board terms. Shelley Faigle 66 votes, Donnie Bowser 67 votes, and Jason Guararra 57 votes. Parking Election Result: Marbella Vineyards HOA will retain the right to regulate public roadways within the Association, as further set forth in the Declaration of Covenants, Conditions, and Restrictions. 70 “Yes” votes, 31 “No” votes Marbella Vineyards’ CC&R’s 4.22 Parking states: “Except as otherwise provided by applicable law, vehicles of all Owners and Residents, and of their employees, guests and invitees, are to be kept in garages or other parking areas designated or approved by the Declarant of the Board; provided, however, the foregoing shall not be construed to permit the parking or storing in the above described areas of any vehicle whose parking or storage in the Project is otherwise prohibited herein. The Association Rules may permit temporary parking on streets or other Project areas for public or private social event or other permitted activities.”

MARBELLA HOMEOWNERS’ ASSOCIATION SPRING COMMUNITY GARAGE SALE MARCH 22nd and 23rd 2025   Marbella Vineyards Homeowners - Our Spring Time Community Garage Sale is coming up!  Now’s your chance to unload items you’re no longer using and send them along to their next home. March 22nd and 23rd – 7:00 AM – 1:00 PM *what you don’t sell on Saturday you can try again on Sunday! If all else fails and you have items left, that following week is “Bulk Trash” to you can leave it for the Town to pick it up.

Chickens are not permitted in Marbella Vineyards HOA Hello Homeowners,We continue to have members of the community inquiring about keeping chickens in their backyards based upon a new law that allows chickens in backyards under  certain circumstances.  The HOA Board of Directors at Marbella Vineyards has confirmed with an HOA attorney that the new law, A.R.S. § 11-820.04, does not supersede a planned community associations’ declaration of restrictions, such as the Marbella Vineyards Declaration of Covenants, Conditions and Restrictions (“Declaration”).Section 4.4 of The Declaration prohibits fowl and poultry on Lots.  There are no exceptions.  Fowl and poultry include chickens.  Therefore, chickens cannot be kept in the back yards of any Lots in Marbella Vineyards. RECYCLE BINS ARE SERVICED ON MONDAYS Bin can be placed on street NO EARLIER than 6 p.m. the day before pick up (Sunday) Bin must be removed from street NO LATER than 9:00 a.m. the day following pick up (Tuesday) TRASH BINS ARE SERVICED ON THURSDAYS Bin can be placed on street NO EARLIER than 6 p.m. the day before pick up (Wednesday) Bin must be removed from street NO LATER than 9:00 a.m. the day following pick up (Friday) We ask that you adhere to these rules and times so as to lessen the amount of time bins are seen from the streets and common areas.  As it is, there are 6 days a week out of the 7 that there is potential for trash and recycle bins on the street.  Therefore, the board is strict in these guidelines being followed.  Please do your part.  Bins left on the street after the designated days and times above WILL be subject to a violation letter and if compliance is not met, escalating fines will ensue for each time you are out of compliance. Thank you for your anticipated cooperation and in helping keep our community a beautiful place to live.

Clear out things for the holidays? Well, get ready! October 21st and 22nd will be the Fall Garage Sale for the Marbella Vineyards Community. The hours will be from 7am to 1pm That following week will be Bulk Trash week so it will help if you need to put things out for Bulk Trash  

Attn Marbella Vineyards Homeowners, We are looking for a volunteer or volunteers to put up and take down the American Flags for the entrances for 7 holidays. This entails putting them up in the morning and taking them down in the evening and storing the flags at your home. MARBELLA VINEYARDS HOMEOWNER’S As a reminder, to everyone, during the holidays and especially JULY 4TH, please be aware of your neighbors, pets, and the safety to others and other’s property, it is illegal to set off any “Aerial Fireworks” within the Town of Gilbert and the community. As a reminder, 4.5 of the CC&R’s states firecrackers are not permitted. General fireworks are permitted in Gilbert for the fun and safety of families. Other than that, firecrackers, M80’s, firing of a gun in the air and aerial fireworks are illegal. If this happens, please contact Gilbert PD, at 480-503-6500, or 911 if it is serious and let Law Enforcement handle it. Please give the address where the situation is occurring.
